What do I get for $100?

For up to 5 Broward, Miami-Dade, or Palm Beach lots: a PASS / INVESTIGATE / REJECT verdict, cited county facts, lien and title red flags from public records, three-case math, and the unknowns we could not close. See the sample packet.

How fast is it delivered?

By email within 24 hours after payment and a complete intake, and always before the sale if you order at least 24 hours ahead. If it is late, you get your money back (see the guarantee below).

Is this a title search or legal advice?

No. It is screening research from public records. It tells you what to walk away from and what to verify. For a lot you plan to win, get a title professional too.

Where does the data come from?

County RealAuction auction previews, county property appraisers, and link-outs to clerk official records and code-enforcement searches. Every fact carries its source link and the time we read it.

What if the lot is redeemed or cancelled before the sale?

That happens often. The packet tells you the status at the time we read the county site, with a timestamp. Re-check the county preview the morning of the sale.

Is there something smaller than the packet?

Yes: the $29 Quick Check for one lot. It covers the screen verdict, title and lien red flags from public records, and a 1–99 score with plain-English reasons. It does not include three-case math or the full source-by-source write-up. It carries the same guarantee: delivered before the sale or your $29 back.

How do I pay?
